Time Line
In putting together your
land package, you will go through the ten steps listed below. It is helpful
to establish and adhere to a timeline which tells you when certain actions
should be complete. Your manufactured home dealer can assist you in developing
a schedule that fits your situation.
10 Steps to a Place of Your Own Dates:
Step 1 Begin looking
at homes and floor plans, etc. Ask your dealer about financing and if
he or she can recommend a lender to talk with.

Step 2 Talk with
a lender about loan types and qualification requirements. Date__________
Step 3 Begin looking
for land. Your dealer may be able to refer you to a
real estate agent who is familiar with manufactured home packages. He
or she also may be able to suggest one or more contractors to call on
for assistance in determining site development costs.

Step 4 Find your
land. Determine development costs. Negotiate and sign an earnest money
agreement on the property.

Step 5 Select your
home. Negotiate and sign a purchase agreement on your manufactured house.

Step 6 Choose a general
contractor to do your site work. Get a detailed estimate on the job.

your loan.

Step 8 Receive loan
approval. Dealer can now order home from the factory. Contractor can begin
site work.

completes site development. Dealer installs home on site. All inspections
are completed and utilities are connected.

Step 10 Lending institution
appraises and approves completed packages. Loan closes. Land seller, home
dealer and contractor get paid.
